Description
The House is located with 4 other stone houses near the main entrance house to the town. These houses form a picturesque grouping which has been painted by artists. It consists of 2 floors over an older house, now the Cantina, with original cotta floors. To the side is located a more modern single garage with a terrace over. Surrounding the house outside are several distinct external areas including an entrance courtyard, 2 tiled terraces and 3 levels of gravelled terraces with extensive views to the borgo of Giano and the surrounding countryside. To the side of the house is an older path which offers an alternative route to the village (with street lighting at night) with stunning views over the valley to Assisi (35 kilometres) and mountains beyond. Externally the house has a mature almond tree, an olive tree and several mature figs and two tiled terraces. The principal terrace is accessed directly from the house and has water and external lighting, a further terrace over the garage provides additional outdoor space for dining/seating. The property is entered via double gates from a small lane direct into the courtyard with space for a small car and access to the garage. The Cantina is accessed from the side of the main house. Inside, the house has been fully renovated in recent years with new roof with mandatory earthquake protection provided in 2014/15. The house is fully decorated in neutral colours and is ready for immediate occupation.
All floors are tiled, some marble and are in good condition. Inside the house are 2 floors of accommodation providing 2 bedrooms and 2 full bathrooms, a bright kitchen/living room, with separate utility space, accessed via a large marble tiled staircase connecting the two floors. All bathroom and kitchen fittings are supplied as part of the sale. On the ground/entrance level is the main entrance hall with marble tiled staircase to the first floor above. Off the entrance hall is a utility room with boiler for water and heating, a downstairs WC and washing machine. The principal bedroom suite is located on this floor, and has a bedroom with original fireplace and stufa (stove) and a connecting dressing room providing wardrobe, shower and vanitory unit. A glazed door from this room provides access to a small terrace with views to the village and the valley below. All rooms have windows making the house light and bright. On the first floor is located the second double bedroom with its own full sized bathroom, accessed from the main landing. Also off the landing on this level is located the main living/kitchen room with space for sofa (currently sofabed), dining table and all kitchen units. Direct from this level is located the main terrace which allows extensive outdoor dining, convenient to the adjacent kitchen.
Both the main rooms on this upper floor have raised ceilings with additional roof lighting to the living area.
